The Cavern is built into a natural rock face on Totum Estate, a 50-acre cloud forest in Agarapathana, in Sri Lanka's tea country between Hatton and Nuwara Eliya. From the outside, it is nearly invisible, blending into the boulders and forest as though it was always there. Step inside and the cave reveals itself: floor-to-ceiling glass framing panoramic views of forested mountain ranges, a dramatic suspended fireplace, a grand piano in the lounge, cave walls that have been worked rather than plastered, and a quality of light that changes with the forest and the mist outside. The Cavern was named Sri Lanka's Leading Boutique Hotel at the World Travel Awards 2025, and it earns the distinction by doing something most hotels do not attempt, which is to make the building itself the experience.

What is The Cavern Agarapathana?
The Cavern is a three-suite boutique hotel built into a natural rock cave on Totum Estate, a Rolex Award-winning 50-acre cloud forest in Agarapathana, in Sri Lanka's Central Highlands. Named Sri Lanka's Leading Boutique Hotel at the World Travel Awards 2025, the property features cave architecture with floor-to-ceiling glass, a suspended designer fireplace, a grand piano, a naturally heated mineral spring spa pool, a hilltop fire pit, an organic farm, and a gourmet kitchen. It is operated by Serendipity Retreats and is one of the most architecturally singular properties in Sri Lanka.
What room types are available?
The Cavern has three individually designed suites. The Master Suite has a king bed, private water garden, glass entrance framing the forest, and a bathroom integrating natural rock and a stone basin. The Double Suite has a queen bed and forest-facing windows. The Twin Suite has two single beds and garden views. All three suites are integrated into the natural cave structure, air-conditioned, and furnished with the same craftsmanship and natural materials that define the building.
Is the spa pool really naturally heated?
Yes. The spa pool at The Cavern is fed by an on-site mineral spring whose water is naturally warm. The pool is carved into the rock face and surrounded by the forest. The temperature varies slightly by season but is consistently comfortable without artificial heating. It is one of the most unusual and distinctive amenities of any property in Sri Lanka's hill country.
What is the cave like to stay in?
The cave at The Cavern has been carefully worked, not plastered over. Natural rock walls and ceilings are part of the interior design. Floor-to-ceiling glass on the forest-facing side fills the space with natural light and frames panoramic mountain views. A suspended fireplace hangs in the cave lounge. A grand piano sits in the upper lounge. The quality of light, the sound of the forest, and the temperature of the rock make the experience of being inside the building genuinely unlike anything else available in Sri Lanka.
What activities are available?
The estate offers guided naturalist hikes through the Totum cloud forest, birdwatching for endemic hill country species, tea plantation and factory tours from the neighbouring estates, photography walks, visits to Samuel's Seat viewpoint within the estate, farm visits with the goats and chickens, wood-fired pizza evenings in the garden, and stargazing and storytelling around the hilltop fire pit. Adam's Peak, one of Sri Lanka's most sacred pilgrim destinations, is 28 kilometres away and accessible for seasonal climbs between December and May.
How do I get to The Cavern?
The Cavern is located on Totum Estate in Agarapathana, approximately 18 kilometres from Hatton. The scenic train from Colombo Fort to Hatton is one of Asia's most celebrated rail journeys and is strongly recommended as the approach. From Hatton, a transfer to the estate takes approximately 30 minutes. The final section of access road is unpaved and a high-clearance vehicle or pre-arranged estate transfer is recommended. Colombo by road is approximately four and a half hours.
