Heritage House Bentota began life in the 1880s as the Mohotti Walauwa, a grand colonial ancestral home on the southwestern coast of Sri Lanka. In the 1970s, Geoffrey Bawa, the architect who effectively invented tropical modernism, chose it as the canvas for one of the country's first boutique hotels. He kept the proportions, added his signature deep verandas, open courtyards, and a 75-foot pool that runs the full length of the garden. The property has been sensitively updated since, now part of the KK Collection, but the bones remain Bawa's, and the place knows it.

What is Heritage House Bentota?
Heritage House Bentota is a 14-room boutique beachfront hotel on the southwestern coast of Sri Lanka in the town of Bentota. Originally the colonial ancestral home Mohotti Walauwa, dating to the 1880s, it was reimagined by celebrated architect Geoffrey Bawa in the 1970s as one of Sri Lanka's first boutique hotels. It is now managed by the KK Collection and offers individually designed rooms, suites, two pools, a spa, and direct beach access.
What room types are available?
Heritage House Bentota has 14 individually designed rooms and suites, each with a distinct palette, layout, and character. Options include Standard and Superior rooms with garden or partial sea views, Junior Suites with private terraces, a two-bedroom Family Room, a Grand Deluxe Suite with private pool, and the Mohotti Suite: a two-bedroom, timber-panelled pavilion with a sunken sitting room, antique four-poster beds, and its own staircase, designed by Geoffrey Bawa himself.
Is breakfast included?
es. A full Sri Lankan breakfast is included in the rate and served daily. A proper Sri Lankan breakfast consists of seven different dishes served at once, alongside teas and fresh juice. It can be served to your room, on the veranda, or poolside.
How far is the beach?
Bentota beach is directly accessible from the hotel grounds, through a gate in the garden wall and across the narrow-gauge coastal railway line. The crossing is part of the experience: the Colombo-Galle coastal train is one of Asia's most celebrated rail journeys, and having it pass through your outlook is something no other hotel on this coast can offer.
Who designed Heritage House Bentota?
The property was originally designed and converted into a boutique hotel by Geoffrey Bawa in the 1970s. Bawa is widely regarded as the pioneer of tropical modernism and the most influential architect Sri Lanka has produced. His signature style, open verandas, clean proportions, courtyard gardens, and the seamless integration of interior and exterior, is visible throughout the property. The Mohotti Suite in particular remains largely untouched from Bawa's original vision.
Is Heritage House Bentota family-friendly?
Yes. The hotel welcomes children and has a dedicated shallow pool in the courtyard, a children's menu, and a two-bedroom Family Room. Cots are available on request for infants. Children aged 12 and under are considered as infants for pricing purposes.
What dining options are available?
The Villa Cafe serves contemporary Sri Lankan and South Indian cuisine from an a la carte menu, with all ingredients sourced from local producers. Signature dishes include whole mud-crab curry and a range of fusion plates built on Sri Lankan classics. Weekly beach barbecues and global theme dinner nights add variety. The full menu is available as room service, poolside, or on the beach.
