In 1999, a British interior designer named George Cooper stood on a hilltop above Koggala Lake, looked at the view, and bought the land on day four of his first trip to Sri Lanka. He had no plan. The view was the plan. Twenty-five years later, Kahanda Kanda is one of the most celebrated boutique hotels on the island, and the view has not changed.

What is Kahanda Kanda?
Kahanda Kanda is a luxury boutique hotel set on a 14-acre working tea estate above Koggala Lake, near Galle on Sri Lanka's south coast. It has 17 individually designed suites and villas, 13 with private plunge pools, an infinity pool, spa, fitness centre, and a glass-fronted dining pavilion.
Do all villas have private pools?
Thirteen of the seventeen suites and villas have private plunge pools set within walled gardens. The remaining four have views across the tea estate, jungle canopy, or Koggala Lake.
How far is Kahanda Kanda from the beach?
The nearest beach is approximately 15 minutes by car. The sister hotel, KK Beach, is on the coast and guests can cycle or be driven there for ocean swimming, lunch, and sundowner cocktails.
How far is Kahanda Kanda from Galle Fort?
Galle Fort is a 25-minute drive. The hotel provides a car and tuk-tuk for guest transfers.
Can I tour the tea plantation?
Yes. The hotel sits on its own working tea estate and offers guided plantation walks, tea plucking with the estate's harvesters, factory visits, and traditional tea drinking at a tea plucker's house in the nearby village.
Is Kahanda Kanda suitable for children?
The property welcomes guests aged 12 and above. Children under 12 are not accommodated. Two of the suites adjoin, making them suitable for families with older teenagers. Extra beds are available at $70 per night.
What dining options are available?
Breakfast is included and features Sri Lankan and Western options. The daily-changing menu serves Sri Lankan curries, Thai-influenced dishes, and international cuisine using produce from the hotel's organic garden. Half-board ($35pp/night) and full-board ($60pp/night) can be added. A cooking class with the resident chef can be arranged at an additional charge per head.
Is there a spa?
Yes. The spa offers treatments within the pavilions overlooking the garden.
