Habaraduwa House AHANGAMA

Habaraduwa House is a four-bedroom beachfront villa on the southern coast of Sri Lanka, situated in the village of Habaraduwa near Koggala. Originally built in 2001 and redesigned with the involvement of interior designer George Cooper, the property is arranged as a series of stand-alone buildings set within an acre of tropical garden, with a 20-metre infinity pool and direct private access to the beach. It is part of the Chatham Collection, alongside neighbouring Villa Ahasa and Villa Sulanga.

Habaraduwa House has four ensuite bedrooms, each housed in its own stand-alone building within the grounds. Three ground-floor bedrooms have king four-poster beds and open directly to the garden, pool, and ocean. Two of these have both an indoor and outdoor shower; the third has limed woodwork and expansive ocean-facing windows. The fourth bedroom is upstairs in the original building, with twin four-poster beds convertible to a king, a bathtub, walk-in shower, and a private terrace with sun loungers and sweeping sea views.

Yes. The games room is one of Habaraduwa House's most distinctive features. It has a large flat-screen television housed inside an antique cupboard with satellite channels and a DVD library, a foosball table, a card table, a selection of board games, and deep, comfortable sofas. It is fully equipped for evenings when the beach and pool have done their work and the house wants something different.

The beach is directly accessible through a private gate at the bottom of the garden. Habaraduwa's golden coastline begins on the other side. There is no road crossing, no transfer, and no distance to speak of beyond the lawn.

Galle Fort is 14 kilometres away, approximately 25 minutes by road. The fort is a UNESCO World Heritage Site with 17th-century Dutch ramparts, boutique hotels, galleries, restaurants, and one of the most atmospheric sunset walks in the Indian Ocean region.

Yes. Villa Ahasa and Villa Sulanga are the twin villas built directly next door by the same family to the same standard. The three properties can be connected for larger groups, combining to offer ten bedrooms across three private infinity pools with three full teams of staff on the same stretch of Habaraduwa beach. This is one of the most capable large-group beach arrangements on Sri Lanka's southern coast.

Yes. The stand-alone bedroom buildings give families genuine privacy within the estate. The upstairs Bedroom 4 with convertible twin beds is ideal for children or additional guests. The garden is spacious, the beach is steps away, and the chef accommodates children's menus on request. Maximum occupancy is eight guests with one additional bed available on request.
