What “beachfront” should mean

It is the most stretched word in Sri Lankan villa listings. A house can be advertised as beachfront with the Colombo to Matara road in front of it, or the coastal railway, or somebody else's garden. The railway runs within a few metres of the water for long stretches of the south west coast, and a villa can be genuinely good and still have a level crossing between it and the sea.

So the question worth asking is not whether a villa is beachfront. It is what stands between the garden and the sand, and whether you cross anything to get there. Every house below sits on the coast. The walk to the water differs from one to the next, and it is the first thing to check on the individual page, or to ask us.

The coast runs two seasons, in opposite directions

This is the most useful thing to know before booking a beach villa here, and the thing most listings leave out, because it costs them a booking.

The south and west coasts, everything from Wadduwa down through Galle to Tangalle, are at their best from roughly December to March. Calm water, clear skies, the sea swimmable most days. From about May to September the south west monsoon turns that same coast rough, and on plenty of days swimming is not sensible regardless of how good the house is.

The east coast reverses it. Arugam Bay is at its calmest and sunniest from roughly May to September, which is exactly when the south is not. One coast is almost always dry.

Of the villas above, thirty two are on the south and west coast and one, Spot Arugam Bay, is on the east. If you are travelling in July or August and swimming matters to you, that ratio is the honest answer to where you should be looking.

How the stretches differ

The coast changes character every twenty minutes of driving, and the differences matter more than the photographs suggest.

Of the stretches in this collection, Wadduwa, Maggona and Beruwala are the closest to the airport, which makes them the easiest first or last night of a trip. Bentota and Balapitiya are wider and calmer, with the river as well as the sea, and they are the simplest stretch with small children. Hikkaduwa and the Galle coast, meaning Unawatuna, Dalawella, Talpe and Habaraduwa, put you within reach of the Fort for dinner. Ahangama, Midigama and Weligama are the surf coast, where the water stays lively even in season. Mirissa is the busiest of the southern beaches. Dickwella, Hiriketiya and Tangalle are quieter and further from everything, which is usually why people choose them.

What a staffed villa includes

Most of these houses come staffed, which is the part visitors from Europe and Australia tend to underestimate. It generally means a villa manager, housekeeping, and someone who cooks.

Chef arrangements vary and are worth reading carefully. On some villas the cook is included in the rate and you pay only for the shopping. On others there is a separate cooking fee. Airport transfers are not included anywhere in our portfolio and are always arranged and charged separately. Both are set out on each villa's own page.

What people ask before booking a house on the beach.

When is the sea calm enough to swim on the south coast?

Roughly December to March, with the shoulder weeks either side usually fine. From about May to September the south west monsoon makes much of the south and west coast rough, and swimming is often not sensible. The east coast, including Arugam Bay, is the reverse and is at its best from May to September.

Are these villas actually on the sand?

All of them sit on the coast, but what lies between the garden and the water differs from house to house. On parts of the south west coast the main road or the coastal railway runs close to the shore. Each villa's own page describes its setting, and if it matters to you it is worth asking us before you book.

Which beach stretch is closest to the airport?

Of the beachfront villas in this collection, Wadduwa, Maggona and Beruwala, on the Kalutara coast just south of Colombo, are the closest to Bandaranaike International. They make sensible first and last nights. Tangalle and Arugam Bay are at the far end of the drive.

Do the villas come with a cook?

Most are staffed and most have someone who cooks, but the commercial arrangement varies. On some villas the cook is included in the nightly rate and you pay for groceries. On others a separate cooking fee applies. Check the individual villa page.

Can I rent a whole beachfront villa for a small group?

Yes. These range from two bedroom places sleeping four to fourteen bedroom properties sleeping twenty eight, and most are taken for exclusive use.
